TEMRIK / OUR PRIORITIES
Useful technology starts with understanding your work.
Your team has clients to look after, projects to deliver and decisions that cannot wait. New technology should make that work easier without adding another layer of complexity. TEMRIK brings together advisory, implementation and software development for property agencies and construction businesses. These six priorities guide what we recommend, what we build and how we work alongside you.

A PARTNERSHIP BUILT AROUND YOUR WORK
Six priorities. One practical way to move forward.
We start with a real process and the people responsible for it. Together we uncover the information, decisions and handoffs that matter, then design, develop and improve software around them. These priorities describe our approach and services; scope is agreed for each client.
01The full picture
Give your team the full picture.
The most helpful answer is grounded in the right client, property, project and decision — with a clear path back to the source.

WHAT GOOD LOOKS LIKEA shared understanding with the source and owner still visible.
The challenge
An inbox conversation, the latest drawing and a cost spreadsheet can each tell part of the same story. When they sit apart, people spend time piecing it together and an AI response may miss the detail that changes the answer.
What we prioritise
TEMRIK maps the trusted sources behind your work and connects existing tools where it helps. We design records that link CRM information, documents, email, people and decisions, while keeping Personal and Project sharing boundaries explicit. Your team can see where a recommendation came from.
In practice
For an agency, an enquiry can be matched to the right listing, the buyer's preferences and the colleague responsible for follow-up. For a contractor, a change question can be viewed alongside the current drawing and correspondence, rather than answered from a single message.
How we partner
We discover how information flows today, agree what may be shared, develop the connections and record views, then test relevance with the people who use them.
02Useful outcomes
Help the work reach a useful finish.
A good conversation should leave behind more than a good paragraph: it should move a real piece of work forward.

WHAT GOOD LOOKS LIKEA clear owner, reviewed action and next step that survive the chat.
The challenge
Enquiries, site questions and project changes often cross several people and systems. A draft answer is not enough if nobody owns the follow-up, missing information is forgotten or a retry creates the same task twice.
What we prioritise
We define the start of a workflow, what a useful finished outcome looks like, who reviews it and who owns the next step. Durable progress makes the state visible after interruption; checks for missing or conflicting information and duplicate actions help the team resume safely.
In practice
An agency enquiry can become a CRM record, a reviewed response and a follow-up task assigned to a colleague. A proposed variation can become a review pack with the correspondence and supporting documents attached before anyone makes a commitment.
How we partner
TEMRIK discovers the handoffs and exceptions, develops workflow software and integrations, tests interruption and duplicate cases with users, and keeps refining the process.
03Human control
Keep people in charge of what matters.
People should know what technology may prepare, what it may access and who has authority to act.

WHAT GOOD LOOKS LIKEFaster preparation with authority and accountability intact.
The challenge
The ability to read a record is different from permission to share it. Preparing an email is different from sending it. Commercial information may need to stay restricted even when a wider team works on the same project.
What we prioritise
We make read, share, change and send permissions explicit. Suggested, approved, executed and verified are separate states, supported by budgets, human approval, escalation and an audit history that explains what happened.
In practice
AI can prepare a response to a construction query with the relevant evidence attached. The authorised person reviews it before it is sent; accepting a cost or changing a project commitment requires its own approval.
How we partner
TEMRIK maps decision rights during discovery, develops approval and evidence gates, tests access boundaries and exceptions, and improves the controls as the work evolves.
04Technology with purpose
Choose technology that earns its place.
The right tool is the one that performs the task well, at a sensible cost and with the right privacy boundaries.

WHAT GOOD LOOKS LIKETechnology choices that can change without losing your business record.
The challenge
One AI model will not suit every task, and some tasks need conventional software rather than AI at all. Models and prices change, so business knowledge should not be trapped inside a single provider's format.
What we prioritise
We keep business records portable and model connections replaceable. We evaluate quality, speed, privacy fit, review effort and cost per successful outcome, choosing a capability for the job instead of assuming the most powerful model belongs everywhere.
In practice
A straightforward enquiry might be classified with an economical model. A complex contract review may justify stronger analysis and specialist review. A reliable date calculation may need ordinary software, with no model in the loop.
How we partner
TEMRIK agrees acceptance criteria with you, develops adaptable interfaces, compares options on representative work and adjusts the mix as needs and technology change.
05Repeatable expertise
Make your best working methods easier to share.
Your experienced people know what to ask, what to check and when an exception needs a closer look. That knowledge deserves a place in the workflow.

WHAT GOOD LOOKS LIKEConsistent starting points, with judgment where it matters.
The challenge
Good practice often lives in one person's memory. New colleagues must rediscover it, while one-off fixes make consistent service hard to maintain.
What we prioritise
TEMRIK's founder brings more than 25 years in construction, quantity surveying and property and project management. We turn expert questions, checklists, examples and exception rules into guided software that supports professional judgment rather than replacing it.
In practice
A quantity surveying review can prompt for missing drawings, assumptions and approvals. An agency listing brief can guide a colleague through essential information while leaving room to handle a distinctive property or client.
How we partner
We discover how your experts work, capture the decisions worth repeating, develop and test a workflow with real users, then refine it as your practice evolves.
06Connected evidence
Work with the information your business actually uses.
The story of a project appears in photos, voice notes, drawings, spreadsheets and 3D assets as well as documents and email.

WHAT GOOD LOOKS LIKEA richer project record with evidence that stays connected.
The challenge
When field evidence is detached from the project record, an observation can lose its location, source and context before anyone acts on it.
What we prioritise
We link useful formats to the right record and integrate specialist tools where appropriate. A source-linked draft observation or report lets a person inspect the material behind it before deciding what to do next.
In practice
A site photo and spoken note can become a draft observation linked to the image and project. A drawing and spreadsheet can add context. Generated imagery is not a measurement, BIM verification, engineering opinion, compliance finding or safety decision; those require specialist checks.
How we partner
TEMRIK identifies the formats that matter, develops the record and tool integrations, agrees validation gates and improves the experience with people on site and in the office.
DISCOVERY → DEVELOPMENT → IMPROVEMENT
Start with a real piece of work.
Bring us a slow process, a broken handover or an idea that has not yet found its shape. We will explore the sources, people, controls and outcomes that matter, then define a sensible first step together.
